How property equity secures a business loan

Equity is the share of a property you own outright: what it is worth, less every loan secured against it. A lender will not lend against all of it. It applies a lending ratio, usually called the loan-to-value ratio or LVR, which caps the total of all loans on the property at a percentage of its worth. Your usable equity is the gap between that cap and what is already owed.

For a business, that equity can unlock far more than an unsecured loan would. Property-secured business loans run from $20k to $5m against residential or commercial property, and because the security carries much of the risk, lenders lean less on years of financial statements or a perfect credit file. The loans we arrange need no valuation.

First mortgage, second mortgage or caveat?

Your situationUsual structure
No loan on the propertyFirst mortgage, usually the most equity available
Home loan you want to keepSecond mortgage behind it
Short-term need, speed matters mostCaveat loan, which can later convert to a registered second mortgage

Repayments can wait

Many property-secured business loans can be set up with the interest prepaid up front or added to the loan, so there are no regular repayments while you wait for a sale, a refinance or a big receivable. Terms are flexible and you can keep the loan for as long as you need it, but go in with an exit plan. The repayment calculator shows a payout figure for that style of loan.

Questions about this tool

Is a valuation needed to borrow against my property?

Not for the property-secured business loans we arrange. Lenders assess the property from its details and recent sales information instead of ordering a formal valuation, which removes one of the slowest steps in property lending.

What lending ratio should I test?

Each lender sets its own maximum, and it changes with the property type, location and whether the loan sits first or second. Try a few ratios to see how sensitive your result is. Your actual limit is confirmed when your enquiry is assessed.

Can I borrow if the property already has a home loan?

Often, yes. A second mortgage or a caveat can sit behind the existing loan without refinancing it. The equity maths is the same: the lending limit on the property minus everything already secured against it.

Does the property have to be owned by the business?

No. Many owners offer property held personally, in a family trust or by a related company. Everyone on the title will usually need to agree and sign, and some may need independent advice before they do.

What we promise

Your credit file stays untouched

Enquiring costs nothing and runs no credit check. A check only happens later, if you choose to go ahead with an offer.

One team, not a lead auction

Your details are not fired off to a list of lenders. The people who read your enquiry are the people who work on it.

A person who picks up

A real person reviews what you send and calls you back. Accurate answers on the form mean the first match is the right one.
